Two weeks later (LOI said we'd get a PSA in 5 days), the PSA we received is a generic cut/paste which is also severely lacking in terms and is quite literally missing all the exhibits/supplementary info such as engineering/soil tests, tenant/landlord lease, architectural map of the property, etc.

You are roughly looking at $330/square for architectural shingles including tear off and haul away, drip edge, plumbing and exhaust vents and ventilation system. 

They become part of a family.IF hard times fall, I help them out because I know that once you get past my tenant screening process.... you are a good and responsible person and the only way you can fall may be some emotional or economical situation which is beyond your control for now.For instance, there were a number of tenants that JUST graduated from a close by Art and Architectural school, had been working for a few years, but suddenly lost their jobs during the financial crisis.I didn't threaten to evict them or anything like that.

You are most definitely sacrificing design quality since most GC don't care too much about esthetics and or quality of the Architecture.

Hello 👋🏽 everyone, I am currently working in the Architectural industry.... i am looking to step away from that get into the real estate market...... starting out with wholesaling and grandly upgrade from there..... does any one have some advice for a newbie.....

@Peter Kuck we do rezone / variance / etc all the time for the architecture business, so I'm not scared of the complexity.

I love things that are free, so I decided to apply to a Masters of Architecture program.
