I have explained the 2 options for the tenant on multiple occasions 1.

On some occasions credit will have to be re-pulled due to some issue that needs updating (such as if you have a dispute that needs to be removed).  

Many investors simply had to walk away and they lost their 20 percent deposits on occasion. 

As others have stated in this thread, if you take the loan with no intention to move into the property and get the loan as an owner occupied loan, you can be charged with mortgage fraud.That being said, I've had to walk this tightrope myself on one occasion.

You have to be careful about this throughout the City of Indianapolis, but I have seen it specifically in this neighborhood on numerous occasions.
