I've been a serial renter, and have been fortunate to have good land lords (have a 200 year old oak fall on your roof at 5am, and you really learn who you are dealing with, lol) who have shared some of their insight over the years.

I dunno....getting rid of modest cash flow homes/condos in a blue chip market like SD, and exchanging them for a whole bunch of B and C quality doors in a fly over state = a recipe for disaster IMO.

Make sure you hone in on your value proposition to not just the deal but the team as a whole and try to chip in something, even if it is fairly minimalIf I was the money partner in your scenario, I wouldn't partner up with someone who is bringing just the sweat equity without some sort of substantial skin in the game since it is far too easy in a situation like this for them to leave the other partners holding the bag if the project goes sideways

My husband and I own a 2001 Oak Creek double wide (32x62) that we need to get rid of. 

Our area is near Waco, the land of Chip and Joanna.

I would not start the complaint but rather keep that as bargaining  chip.  

Do a google image search for "oak and white stairs" and you'll see what I'm talking about.  

I prefer oak kitchen cabinets.

Once they all chip in and pay my bills, buy my house for me, pay for my SRT Hellcat, and Porsche, then and only then will I care what they think about my investing ideas.
