After I started to understand the financial mindset of investing as well as the nuts and bolts of making money work for us, it became clear that if I was willing to invest the significant time to educate myself to become an effective investor and surround myself with like minded people, a couple of years of smart investment decisions can result in a better financial return than 20 years of up and down markets and fee heavy investing in a 401k.

One of the things we've noticed is that calling on Commercial Brokers hasn't been that fruitful as 75% of the properties that are showing available aren't anymore.With this being our first self storage facility purchase, I wanted to see what kind of feedback I could get on making this a reality.Thanks in advance.

And just a tip that you probably also know but just in case, it's really tempting to add stuff or leave stuff out but a good script is built like an airplane engine, the stuff that's in there is there for a reason and throwing extra nuts and bolts in can ruin it.

The LLC that handles all money is setup for that purpose.I would consult some other attorneys and get their opinion.My goal is to not be sued by taking care of my properties and tenants.Attorneys like going after low hanging fruit.

@Henry Clark has been incredible recently in sharing his knowledge and @Scott Krone certainly knows the business too.Regardless, of how you piece your learning together, everything (soup to nuts) for an Acquisition is either FINDING a lead, EVALUATING to determine if it's a deal, now you're in the PURCHASING phase, and after you close, it's then all about MANAGING the Operations so that you are increasing both Income & Equity/Value.Also, you may think that it makes more sense to build than to buy, in which case you’ll want to learn about Development & Conversions.

For me, I’ve bought 4 houses this year and closing on my 5th in a few weeks I don’t see prices coming down that much more unless the fed goes nuts and keeps raising rates .75 for the next year.
