According to NAR, 88% of buyers have an agent, so the other 12% of buyers are your target. 

If you get to a point where you can quit your job financial, go get your real estate license and join NAR so you can get on the group plan.

Most of their marketing rules are pass-through directly from the Georgia Association of Realtors, so if you find another broker who is more lax on the rules, you might want to verify that they are not trying to skirt GAR or NAR rules. 

The NAR has stated that they made a mistake with its predictions for the coming years in Las Vegas.

I've worked alot with wholesalers and off market sellers in the past before Clear Cooperation policy was put into affect by NAR like @Matt M. mentioned.

I pay for my own health insurance, marketing, car, gas, website, MLS and NAR fees, etc. 

In addition to being a potential violation of State law in Texas ( I know it is in Ohio) wholesaling that property would also be a violation of the NAR code of ethics.    

I know we generally talk about redlining in terms of access to mortgages and other financial instruments, but doesn't NAR have some policies around it too and how real estate agents operate around the topic?

Agents and NAR and the MLS keep tripping over themselves when critical mass has built up enough that in 5 years time it is going to be a much different landscape.
