You should narrow your investment vehicle scope:  are the investors going to be lien holders?  

This may be a question for the towing company, but someone might know - does she get charged immediately when the truck is called or pulls up, or must the vehicle be physically towed.Do have to make an addendum to the lease and have her sign in it in order to collect the towing fee?  

Needless to say I will still claim costs to any damages on my vehicle even if it is worth virtually nothing.

Another downside of HOA's are the restrictions they impose on tenants and business vehicles.  

One unit has 3 vehicles alone, with a few visitors the parking gets pretty tight rather quickly.

this happened yesterday afternoon in Louisville. a Landlord went to tenant's home, knocked on door to collect rent, Tenant grabbed gun and shot Landlord several times while he was retreating to his vehicle.
