A J.V. of some sort, or a written agreement on the net percentage AFTER your costs are taken off.Jumping in giving them $0 down, is not the best way to approach a sub 2 deal.I offer moving costs at a min, as in , I pay for the truck, usally 2 days , to get them into an apt, or their belongings into a mini storage.I ve also offered a mini starage, 1st month payment, check to the storage facility.Ive done alot of Sub-to deals and have had great success, so they are a process, just make shure they are on board.Danny

@Michael Mazzella well we would do a deal like that all day long.. give me a reason to come to Hawaii more often... congrats those are monster numbers ... at that investment level.
