At a minimum, measure the house footprint - it takes less than 5 minutes to measure length & width and do a multiplication to get your footprint SF, which should be pretty close to what's being advertised. 700 SF is 35 feet x 20 feet of footprint; no way should that have been missed, even casually, when you did your walk-through.

One sure fire way is to select a neighborhood you want to work in, make sure it is medium income and safe, and take some fliers with you and knock on doors.
