Namely, did you bid at an auction or did you make an offer through a realtor or other medium.  

David, agree with the others that it will only become public information if other investors see it in the medium where you market it.  

At a minimum, measure the house footprint - it takes less than 5 minutes to measure length & width and do a multiplication to get your footprint SF, which should be pretty close to what's being advertised. 700 SF is 35 feet x 20 feet of footprint; no way should that have been missed, even casually, when you did your walk-through. 

Upper white and lower medium grey?

Certain businesses require 70 ft width but there are certain exceptions... which is the part I don't understand so much

I have found in order to have the right contractors and to have a happy medium that we have to be conscious of all of the things I mentioned before.I don't take on jobs where the investor provides materials.  

If you can hit $200 cash flow per door on single family or small multis, you are a superstar and you probably did it buy purchasing an off market deal from a very motivated seller where the property was in need of medium to heavy repairs.

One sure fire way is to select a neighborhood you want to work in, make sure it is medium income and safe, and take some fliers with you and knock on doors.
