"Owner Financing" Best way to find the deals?

Hi All,

My general question/ advice I am looking for is what would be a couple of the best ways to go about finding good owner financing deals or sellers who want to provide me with owner financing?

As an example, I have 20k today I can put down and want to keep the existing mortgage in place to then rent out to tenant(s) for the long term. How can I find where some of these deals might be? I understand a lot goes into terms/ structure etc on the back end but my goal here is to find deals I can look into and run numbers on, to begin with.
