I can tell that English is not your first language, which is fine, but unless you plan on hiring someone to do that kind of marketing that will be an unnecessary hurdle considering there are a ton of ways to make money in real estate that doesn't involve direct face-to-face sales.

For your PPM - I use SP for our investor portal, but I would never use their PPM docs because they're templated/boilerplate language that can really expose you to a lot of risks. 

-We have to include Section 8 language in my lease.

You can also hire a real estate attorney if you want to draft up additional language or addendums to your lease.

I guess I'll have to get my "language" polished up and reach out to them (if I can track them down). 

Use it and continue to grow, or sell and (Pardon my toned down language) piss it away.

I was in the process of interviewing management companies(maybe overkill for an owner-occupied duplex, but with my work schedule and him being blind I feel he will be better taken care of in an emergency) and found one that was able to redraft a M2M contract that addressed some of these issues - guest limitations, specific language to common areas, etc.

I also have a large HELOC line available on my personal residence.Despite their language (above) the bank involved is (at least in my preliminary discussions) pitching a fit and indicating that if I use the HELOC to bring additional funds to the transaction or do 3 mortgages (pay down with my cash and then refi to get funds to do the next 3 and then the final 2) that it deems either strategy as equivalent to directly (and in the first instance) refinancing with another financial institution and will not release my collateral unless I pay their penalty.I am prepared to call this a mistake on their part and am seeking legal advice, but I am interested if anyone else has been through a similar episode.I don't get how they think I should be stopped from mortgaging my personal residence and then bring those funds as equity into the LLC's (the actual borrowers) to pay them (the bank) off.
