I'm lucky as a military veteran that Home Depot and lowes provides me with 10% off on all thier materials and store credit of $60k total with no interested 1-2 years so I was able to use that as advantage and just use my own money for the labor.The list goes on but one incident that really woke me up was my last flip.

Mike didn't have to take any responsibility for that incident but he did.

Also first month rent goes into my packet on settlement day( about $1250) Ten Years later: House appraises about $180k rent $1500 Sixteen year later: House appraises about $225k rent $1850 The above is not an isolated incident I had done this over about 10 -12 times!

You could make a case, if the house malfunctioned, an electrical fire took place for no good reason...the tenant could try and sue BUT you could always put specific language in the lease relieving you of such responsibly, or even make a case that the incident was caused by tenant negligence.

was not referencing that incident as I don't recall it .. but it seems a parallel to taking what is not yours in the state of WA.In Oregon and I probably should not say this.. but the mills and forestry department are more on the honor system.. but timber theft is a crime and there is a ton of case law on it.. 

Keep in mind that the majority of times there is a dog bit incident it is never expected, the dog has always been a perfect pet and never showed any signs in the past of being aggressive.

@Jay Hinrichs I love Les Schwab, but this was an out-of-the-blue rental car charge from a past reservation (I'm probably just bitter about the whole incident anyway). 

I would venture to say that more homeless folks die from exposure in NYC in one month than die in all "sub standard housing" accidents/fires/incidents in an entire year in the entire USA.
