As the new owner, list the property pay off existing mortgage, second mortgage and recoup the proceeds My question is, would this be considered a novation and would an attorney or title company draw something  like this up?

Hey BP Community, as the title of the post says, I am looking to make connections with local Estate Attorneys in the area and help them offload their client's estate properties on the market.

I am a hoping there are a few of creative investors in Hawaii that would be able to recommend a title company, an escrow company and an attorney that is well versed in creative finance deals in Hawaii.

Create 2 LLCs- First create an LLC in an Anonymous LLC State like Wyoming - Then create an LLC in the state I'm buying in, like Ohio- The Wyoming LLC would own the Ohio LLC - When purchasing properties, title deed would show the Ohio LLC name instead of meNegatives:California makes all tax residents register their LLCs with the State, even those formed in different states (and requires you submit the names of the owners) so this would defeat the purpose trying to stay off of public record.  

Should I discuss some bullet points and do a small contract between me and the buyer or is there a standard contract for such that we can agree up on terms prior to handing the deposit to the title company?

You will need title insurance- if you do not know what this is- study up on it- it's very important.
