people like to cut their steak with Knives  ( a deadly weapon)  Some people have baseball bats , golf clubs , hammers , screwdrivers .  

With any investment, I plan to conduct due diligence of the Sponsor and ask as many questions as I can (and plenty of people here have laid out helpful questions to "grill" a Sponsor with).  

I am in KC today and will be taking my clients to the best steak houses in KC for dinner and looking at our projects. 

In my mind if it included like a refrigerator than I am responsible to keeping it functional and repair or replace it when necessary.Complimentary is when it is an extra that the tenants may use, such as a bbq grill, a kayak, a shed...if it breaks, gets stolen, it is at my discretion and I may or may not repair or replace it, but I don't charge extra for it.Is complimentary the proper word to use in this context?

Others will grill you about locks, dogs, updates, etc.

Current rents are on the low side of average for the area.The plan: There are some key issues I’d take care of right away such as adding doorknobs to the interior doors (they currently push a steak knife through the hole where the knob used to be), and some other mostly cosmetic issues (I hope- I’ll have a full inspection contingency in the offer).
