In jscott's case, the pipe had frozen over the winter and that's why it burst. i normally want electricity to see things clearly and to inspect basement, attic, etc. if i were you, i'd be more concerned with the cost of windows, drywall, doors, etc. those are the huge ticket items...I just changed all that. trust me, i hated paying those bills.good luck.

@Mike Roy one of our main revenue sources in 08 to 09 ( and we did not have many) was doing loans for those that relied on heloc's for their working capital.. most all helocs got frozen.. and usually the borrower does not realize its frozen until they try to access it..

Another item talked about on BP.. when in fact i bet 90% of those folks who have a heloc never read the fine print LOL and have no clue that their loan can be frozen or called.. in fact many could already be frozen.. you dont know it until you try to take an advance and the written letter letting you know its frozen gets to you about 30 days after the fact.On a contrarian side.. there could be a real flight to real estate that keeps prices firm.

Perils not covered on basic but covered on special would be (some not all): Theft (important in Detroit), water damage (frozen pipes certainly happen in MI), weight of ice and snow (same), etc.I know of markets that do write special up there, such as Diamond State, Scottsdale, etc, but it's not a low cost policy.
