Alternatively, you could agree with the tenants to dissolve the existing lease and replace it with a new lease between you and the two remaining tenants.If the remaining two tenants are not able to meet the {fiscal} obligations of the lease on their own, then you need to insist they (all three of them) find a replacement and that you have the opportunity to vet (though your screening process) that replacement before you will release the departing tenant from the obligations of the lease.
