For a more extensive one, I schedule a 2nd consultation at Lowes and pick out carpet style and color, what type of laminate planks to use, tile backsplash styles, colors and patterns for kitchen and bathroom, door styles, trim styles, faucet fixtures, shower glass door, toilet style, fireplace brick paint choices, etc.One thing to be careful with a designer is that they will tend to take you way over budget.

Opening a unit and dumping out debris makes no sense, as particles become airborne.Another tip, don't use a shop vac for cleaning out fireplace ash... there are special vacs to that.

I'm wrapping up a rehab that I'm managing for another investor (A friend of mine who also happens to be on this forum)We've done Roof, HVAC, light plumbing, light electrical, new cabinets, granite, a fireplace refinish, carpet, hardwoods on main level, 11 boards of sheetrock, exterior work (some light, some not so light), 3 bathroom remodels, and a very swank tile backsplash for under $33k.
