Let’s say half of those have floating rate debt and are in trouble, that means only 5% of the MF properties are in trouble AT MOST.So there is some distress but it is limited.

The easiest way to add a unit in virtually all jurisdictions in CA is by adding an ADU.  

More than half of that is accounting, pay a bookkeeper $100/mo and you should be working less than 10 minutes per week. 

That’s the biggest risk  has not been an issue lately but during the GFC holy cow you would see half built projects where the lender bailed.. the onwer lost the property.

Id charge half a day ... $ 150.. $ 300 for a full day...

We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.  

We just finished a renovation project that we started in our name and put into an LLC half way through. 

I built half a dozen homes in Seaside Or on the hill above town and half way up my street was the start of the safe zone for Tsunami  when you put that into perspective..

This was probably just the easiest/cheapest way for them to be compliant with their contractor's license.

My partner is skeptical of using key cards (which I think would be the easiest/best route) as he thinks they have too much potential to be demagnetized and cause us a lot of work.
