Sometimes utilities buy properties instead of forcing eminent domain on low income people (to avoid backlash) to install higher voltage utility poles for the local university or hospital and then demolish the houses.

I kind of know apartments are so much easier--as this is what I do mainly small apartment long term investing, but I'm just trying to do something new with some value adding.It has been hard analyzing this deal as there's so much to put into it in order for it to work.  

I understand a 1033 gives me from 2-3 years (eminent domain transaction) to comply and hopefully identify a few other options.I did not live on the premises nor occupy any of the units.So as personal property the mobile homes will not be part of the 1033 calculation?

Their pictures of closed deals and current deals are the exact same, which means they are probably bogus deals from public domain pictures.Good luck!

Account Closed So there's a LOT more to the story than was first presented.If the government wants to run a road through the property, you're at risk of them taking it via eminent domain. 

I buy the hosting from godaddy because you get a discounted $2 domain name and they have an option that integrates wordpress into the hosting for you.

I do mainly buy and hold properties.

As we all know a digital media presence can have a large monetary value as we see in Twalue, or in the sales of domain names.
