I am trying to review the process and see what lessons learned can be gleaned from the whole experience. 

I started in Real Estate investing in 2013 when my daughter went to college ( first investment was student rental), i still own that house and several others in the town, not all student rentals. i look at this as my retirement in the near future and my kids inheritance should i ever pass.

I am willing to do anything as far as working calendars for your airbnb operation, being your boots on ground for your out of state properties (I live in College Station Texas), anything that I can do to be of value, in return for some guidance to success in the real estate world. 

This plus the fact that when the kids are gone her housing needs will change, lead me to recommend that she rents for next 3 years until kids go to college, then consider WHERE she wants to live; the size of the house, condo or apartment, etc.

He retired at 26 (one year out of college) and after a spending sometime traveling he decided that a life without fulfilling work was a life without purpose.
