If everyone in California that had ever been arrested for something were banned from renting or buying property, there would be a lot of vacant properties.The truth is, if the property weren't overpriced or have some other issues, it would have rented.

The minute they think they have things under control and stop going to meetings etc. is when they relapse.Even if the person is working hard to stay clean they will feel sorry for the druggy friends and let them crash their.Once around the poison of choice instead of a safe environment they cave in.I had this happen before with a tenant with a nice job as a chef.She had been clean for 5 years and had another year of probation left.Her probation officer swore up and down she was a model person in the program.At first things were great the first 2 months.Then these seedy guy start showing up from out of state in SUV's and then now she is keeping pit bulls for a friend of hers which is not allowed in the lease.One of her friends boyfriends stole a purse and police came and found him in the closet and arrested him.Point of that story is I do not ever take marginal tenants again.I will let someone else take the risk.I am not putting my money at risk or returns but I will gladly let the Government do it.I look for quality in properties now and not the low income stuff.You can't let a marginal tenant come in and affect your whole building if they relapse.

The tenant abandoned the property on me and refused to talk to me before he vacated except to say he would call the police if I brought any new prospective tenants over to show it.Now that I am in the collection phase and have just served him with an order to disclose his financial information, he saw that he could get arrested if he does not show up.
