The placed-in-service date can be any date during the year; it doesn't have to be January 1st.Regarding closing costs and other expenses, many of these costs are added to your property's basis and recovered through amortization over time once the property is placed in service.

Say adding a cul du sac and a few lots to a 2-3 ac parcel in a town. 

Post the property on websites such as facebook market place, craigslist, or apartments.com.If you're willing to spend money you can pay for local ads or marketing campaings.

I am also not commuting to a job so while my son is in school during the day I would be cleaning and turning over the apartment for STR.At any rate, it will partly depend on whether the STR regulations in that area would even allow for this arrangement in an apartment or condo, but I just cannot quite see, at least for this potential property, adding a flip or rehab project to the mix.  

Just to explain the reason for my pointing out the updates; just a month ago it was cosmetically pretty ugly and I’ve added some square footage to the home.

Each time you refi bridge loan, dscr, etc you have loan fees adding to your expenses.  

I don't know if the property was originally built as a 2 bedroom and somewhere along the lines another bedroom was added but not recorded for whatever reason.I had to file revised plans for my own property when I found it was not in accordance with county records and the changes would have to be approved.
