You say partner and you don't have an excuse because he's a partner, he then can have legal liability for your actions, until he shows he's not a partner or you acted outside the scope of your "partnership" agreement.Deceit may make your markets efforts easier, so will plain lying, put more thought into your transactions and try the truth, it works every time. :)

And I can't really sell at the moment because I don't have anywhere else to go.For the record, I don't want a HELOC because that's not guaranteed money if the bank decides to pull/reduce the line.Lastly, is there any truth (benefit) to having a higher mortgage payment on a rental and thus less profit to report, which equates to better tax treatment, or is it that just nonsense?

Appraisers can do pencil searches for you and give you about as much info as a CMA, with numbers that are more truthful.
