When I was in my days of learning some trades, I cut a hole in the roof of a million-dollar home, they band-aid fixed it and blamed the roofers and I was threatened with my job I'd lose it if I said anything just to give you a point of view you may not be seeing.

@Jose De La Macorra sounds overly complicated and there are probably many ways this could go wrong: everything people have mentioned above like healthcare costs causing problems, unknown heirs or past business partners coming out of the woodworks with title claims... plus if he dies next week in a freak accident that doesn’t look great for you either if you benefitted financially from his early death.

My service was worthwhile - I earned an honorable discharge, some medals and letters of commendation, and the ability to access VA health care, which has been most valuable the times in my life that I didn't have any health insurance - but it didn't do anything towards my RE investing career.
