Any reputable contractor has material accounts everywhere and doesn't expect to be paid for labor S/he hasn't yet performed. 

Hire an accountant who specializes in real estate taxation to handle your taxes.

Having the money specifically allocated to a reserve account instead of having it directly contribute to rent is imperative.
