@Sean Cole its regional for sure.. the ones I had in MS and AL feed us the deals.. but lots of deals there ... its funny as we talk about this.. some parts of the country there are still plenty of deals others its very tight the deal ship has sailed and its basically pre 07 market.. one size does not fit all.in Oregon we have little to no OREO inventory anymore all those agents that specialized in it are out of business and back to doing regular real estate.. the foreclosures at court house that were 20 to 50 a week are down to 3 or 4.. with MASSIVE competition.. it all cycles that's for sure.. but I bet you can still roll into certain big cities and buy hang over inventory..

The actual costs vary by region, but some things you might see - in addition to what you listed - are document recording fees, notary fees, doc prep fees (some of these things could be included in what you're calling "attorney fees" or they might be separate line items), etc.

To me establishing those contacts is a long game.. and when I start with Dan ( my banker ) he had just started his career at first interstate.. then they got bought by Wells I followed him there.. then he went to a local regional I followed him there then he moved to a smaller local bank were he is now head loan officer over all the loan officers in the bank and on loan committee .. when I go to the bank I meet with the president or at least say hi and will go to lunch with him and the head credit officer..

Clearly, scale is a factor, as is region as it is directly proportional to low cost labor pools, and/or low cost material sources.
