Which is kind of bulls**t, because all he has to do is paint the molding quickly before he installs and then follow up with a touch up brush after he gets the molding in.

normal wear and tear of a property; ie. touch up paint on walls, steam cleaning carpet is landlord's responsibility.However, make sure that the kitchen (stove/oven, refrigerator, sink, floor, cabinets and drawers) and bathroom (sink, shower/tub, toilet, mirror, floors, cabinet) are cleaned thoroughly.

Make sure the battery in your smoke alarm(s) is working properly. 5 - If it's a single family home, please make sure that the grass is cut, the beds are clear of weeds, hedges are trimmed, and gutters are clear of debris. 6 - For any holes in wall, please spackle and touch-up paint. 7 - Per your lease, your utilities must remain on through the end of your lease term.

My suggestion is to also stick to factory pre-mixed colors (never ever custom mix) and always write down in your lease the color that you put up so that your tenants can do touch ups and not have to ask you what the colors are.

The owner never needs to know you were there if you make friends with the tenant.3K for 3.6K annually is a no brainer, 1,500 for 2.5K is even better, meaning that you need to see exactly what really needs to be done, begin with the worst issues first and work up to your budget and touch up.

Available in 5 gal buckets and we always have some in stock.Bathrooms, floor to ceiling tile, no soap dished in the bath, tenants sometimes use them to get out of the tub, or stand on them to shave their legs, and pull them out enough for water to get behind them.No bathroom window in the shower, it is a leak waiting to happen.The end result for us, is that when a tenant moves out, it is a quick clean of the tile floors, fix the holes in the walls, touch up the paint job, re-caulk where needed and the units look wonderful, immaculate, and rent easily.
