One of my rentals has Spectrum Cable.

Please keep in mind this is more of a spectrum, so some nurses who are in it to optimize their income still might want a really nice place to stay, and nurses for experience may still want decently affordable housing.  

Now, on the other spectrum of the scale there is a Fannie Mae renovation loan that will have 1/2 the interest rate and 1/2 the fees...BUT..and this is a big one...they need 30 days to close that loan. 

.$1000 for a house now is probably at the very low end of the spectrum....I don't know Houston, but I would think 1bed apt might be pushing $1000/month now.

@Austin Petrie If you want to be in B class areas, you'll have to be at the high price of your price spectrum.

Look at what people in the town earn...rent should be no more than a third of the income for a balanced household.Market price is not a point anyway its a spectrum, so figure out what you have and if you want to be the cheapest option in an expensive place, the nicest place at the price, yada yada.We are in a low vacancy era still, so lots of price appreciation making the standard tools a little laggy

This runs across investment spectrums from financial planners and research suggesting hard to beat index funds with investors who think they can beat the market buying their own favorite stocks.  

This is on the opposite end of the spectrum as it is a cash flowing opportunity for a 5 plex.

My recommendation is to start on the lower end of the price spectrum to get it filled for the next 4-6 months while you continue studying the market.
