I'm not certain if other states have similiar clauses but I would defintely look into it to make sure states you want to transact business in do or do not have such a legal condition.Overall, I would become a licensee regardless.

I run a GC company and we charge right in the middle around 15% in Utah county.second option you can build your self which you can do every 2 years without a GC licensee then you would be the one taking the 10-20% after you sell the house
