The construction loan *might* be done on ARV and you *might* need only 25% there, which while it's less percentage-wise, it's more money at $25k.In Scott's example, the numbers seem to be a wash because your ratio of cost in land to build is only 35% (at 35k).

Hi all,I have a rental townhouse (doing some much needed updating) that is 3 levels with the lower level walk out being the front-door, foyer-hall, garage, and a finished 13x13 room that has full bath and laundry space for w/d. 

This really is a long laundry list of heart strings - odd!

The door you see will be gone and the laundry room door will be the only outside door.  

Also you can generally charge more for units with laundry

It's not a perfect solution as if someone wants to take 8 showers a day and do the neighborhoods laundry we are in trouble, but for now it's working well. 

I ask because up until about two years ago I owned a coin laundry (under the same LLC) in which I actively participated in (personally staffed, maintained, cleaned, collected funds, etc.), but did not draw any wages.
