DFW is a giant place. 

I've been blessed with small landlords that were friendly, cheaper than the giant company's, cared about their property more and all around better people.Now that I'm moving to a new city, I'm trying to find a smaller landlord, but the massive companies just beat out the competition when it comes to searching online.

I’ve been antsy about trying to get into real estate so that I can become financially independent and stop working these horrendous 24 hours shifts and on holidays at that.

I am also wondering how to come to a valuation, since I would be buying more than just the property (it is fully booked for the holiday season and the sale also includes all FF&E).

hey i am under contract on my first investment property, currently a 4/2 & 2/1 4600sqft duplex with a pretty easy conversion to 2/1, 2/1, 2/1 triplex.my wife and i are going to live in the bigger half and rent the smaller unit to take a chunk out of the mortgage.a family friend is fronting us the cash for the sale so we can close before the holidays, but i am taking out a mortgage to pay them back and using my existing HELOC for the down payment. i paid $120k cash for my house in VT in 2015, and in covid crazy times it was appraised at $180k for the HELOC. we are keeping the VT house, maybe airbnb or just rent long term.

And this is a timely post as I have sent candy to my investors around the holidays and am curious to hear what other investors have to share.

This allows me to avoid trying to find a new tenant during the Holidays and cold Texas winters. 

Both leases are up for renewal early next year (no, that wasn't planned and isn't preferable) so I want to give them a heads up before the holidays that rent will be going up.

The holidays are also generally a slow season as people don't like the idea of moving during this time.
