Right outside the gates of the military base you are stationed at is a shop that says "Tats For Junior Enlisted."

I’m looking to do my first wholesale deal in a gated community in Illinois.

A degree in a Major where you come out of the gate running and employable is also an option. 

One of my clients who owned radio stations had 5 million with us so he made 500 to 700k a year.. these were all performing or were suppose to perform  :)to make the money your talking about 300k a year out of the gate would require a lot of capital upfront.. which most don't have personally ..  

Gated community, 1% rent rule, newer property (13 years old), quickly growing area, close to shopping, beaches, solid cash flow, etc., etc..

Purchase price: $175,000 Cash invested: $7,500 Condo in beautiful brick gated building with Courtyard in growing neighborhood, "Uptown".

I also don't anticipate that I will have enough by the end of the six months so I am hoping to use a VA Loan on a multi-family unit coming out of the gate.  

After that, the flood gates opened!!! 

It's in a desirable area, gated pool, I don't anticipate problems renting.

As well its a bonus to the investor with cash flow out of the gate.
