At the time we had stronger tail winds helping the ARV's but buying right is still the half the battle.

I've done this and am at the tail end of repairs for this purchase.

That being said, getting a BRRRR or two started in the next couple months could happen if you really work your tail off.Another issue is that there is a ton of unknowns out there right now.
