Get your income up, keep the DTI low, and resist the urge to go chasing after cheap doors in smaller Midwest markets. 

There is no correlation between number of nights and "quality of guest".There is also a misnomer that "if my rates are too cheap, I'll attract trashy guests."

The lower end flips are easy to design and source material, mostly cheap RTA Shaker cabinets, LVP, etc.  

If you provide the proper usage for the property at the time of application there shouldn't be that sort of exclusion.Overall your point about making sure you have appropriate rather than "cheap" coverage is one I agree with wholeheartedly.

It’s funny you mentioned this and I have not thought about it.. my wife and I was talking how we could buy land and put a cheap double wide on it (something cheap we can pay in full, $10,000ish) and in our back yard we could slowly start building the dream house we wanted. 

Cheap is great, and i have zero website building experience, but lots of general tech experience, and can figure most things out!
