Makes for a nice pay day 

We've asked if it's because the due date doesn't match up with pay day and they said no they just forget and then always send it after we call.

I find it perplexing that some people believe pointing their finger justifies a $5,000 pay day. 

So can selling aluminum siding door to door, or payday lending, or a whole bunch of other things.  

Distracts public away from their sins and created a bureaucracy to go after used car dealers, pawn shops, payday loan stores and bill collectors.

Even if there would be a big pay day with a refi and good cash flow after the rehab is finished, not looking to take on all that risk right now.

However as has been said by others if there is similar inventory out there where the payday is better those ones are going to sell 1st. 

Play out a conservative appreciation, principal pay day and year over year rent increases.You'll see significant net worth growth and the asset more likely to cash flow after you move out.

On the other hand, it does no good to demand rent before they get paid, because most of them can't save money from an earlier payday until the first of the next month.My tenants know that, by golly, the rent had better be on time, because I have adjusted the rent day to suit them and I am not tolerant of late rent, not at all.

The loan rep who says you can transfer it from your name does not know all the details IMO - just somebody looking for a payday for closing a loan with you.
