The recent deals I have looked at locally have most all of the costs for electric and gas installation in a new single-family residential land development deal back-end loaded with impact fees to builders.

If the land is a building lot then call a few new home builders and ask them how much they are paying for lots.

For a more accurate quote, you'd have to contact builders in your area as prices changes by location, weather, local lumber prices, labor, etc.

I work for a builder during the day but I would love to get into “wholesale”I’ve have found investors (and I’m open to more) However, I’m having a hard time finding Title companies that are investor friendly.
