Closing costs + rent ready costs + lease out costs - those you need to be compensated for and new investors are always surprised that they can add up to 5 or 10 or 15K.

Hi Aaron, I know I wasn't the original poster, but we did end up doing new construction down there in the past year (also purchased cabins before deciding to build). 

Also doing all new plumbing and electric service/panel upgrade to 200amps.

That is not a particularly hard thing to do, but you need to put it in writing and execute a new note for the loan mod.

If you reach out to 10 realtors and the 3 that contact you the fastest are new to real estate or have never bought/sold an investment property...good luck.

So yet, there are a lot of fresh units just hitting the market this year and new ones that will hit soon adding to the competition. 

Most meetings are filled with people who don't exactly reach out to meet new people so if you go be prepared to be outgoing and honest and FOLLOW UP with people you met but don't be demanding.
