Gut out rehabs also make good margins as many investors dont even want to touch/look at the deal because of the inexperience of the "unknowns" of construction.There are a lot of reputable out-of-state cash flow investors, just read blogs and visit sites, podcasts are great.You might want to check turnkey-reviews.com if it interests you.
