It’s been around 7+ years with only 2 reviews which look fake.

I can't say for sure if the BP calculator offers such a calculation as your tax situation impacts how the depreciation will effect your return.By bonus depreciation I'm assuming you're referring to doing a cost segregation, if this is the case you'll definitely want to review your tax return to determine if you can even take advantage of a cost segregation.

Research the information provided, maybe talk to local experienced investors (someone unbiased not trying to sell you anything). 

Reviewing it, it seems that they are using AI type software to run the exchange.My experience so far with AI software in the tax realm is that it is a far cry from being ready for a lack of human intervention and oversight.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I also do not think the people will allow themselves to be locked down again based on the post covid review which this is not political.
