As you can see - subject to interpretation.A commonly accepted trigger is when you start advertising the property - either online, by listing with an agent or by placing an outside sign.

It doesn't help that the National Floodplain maps are outdated and universally acknowledged to be "politically influenced" (as certain neighborhoods in Houston demonstrated).Maybe it's a bit short-sighted but with plenty of solid places to invest (major cities with booming job markets), it makes pulling the trigger on Florida an unenthusiastic choice.

One issue you could have is that a lot of banks require a 1 years seasoning period before they will refinance.As for transferring it to an LLC after you have financing, it could technically trigger the due on sale clause but I doubt any bank would actually call the loan.I use Spring Valley Bank and they should be able to do it no problem.

“Producing a ready able and willing buyer” does not trigger a commissions due on the day you “produce” the buyer.....at the earliest, thus clause would kick in after the buyer fails to perform and has been found to be in default, usually by arbitration, a court proceeding or mutual agreement between the buyer and seller.
