Many claim they do not charge a markup, but then aren't transparent with invoices, etc. 1) If a PMC charges $x hourly, their markup is built into that hourly rate as they are NOT paying their workers that hourly rate.2) Many PMC's send you ONLY their invoice, or from their wholly owned maintenance company, not the underlying invoices from Home Depot and contractors.

Then they lowered the price to $340,000, a step in the right direction, but not as big a step that I liked. 

If you purchase this asset, achieve the 'current' NOI, grow NOI at 2% per year, and achieve the 'market' NOI by year 3, then exit at a 5% cap at the end of year 6, you will have a 20.5% unlevered IRR.

I have them tell me how long a project will take to complete, and then I add buffer days or maybe up to 2 weeks, depending on how long / complex of a project it is and potentially accounting for weather if it is outside work.

A Board cannot assess 'reserves' and then not account for it as such.

So my fear is, I would get someone all geared up to purchase a home and then the owner on the Deed would give me a hard time.
