How does everyone feel about Joshua Tree today? 

Not a huge deal and I confirmed the cost will be covered by the town since the tree was on town property.Last night, a little further down, a much larger tree fell and took out other, larger sections of the same fence.

Hi Bigger Pockets, I recently purchased some land in Joshua tree and I am looking for a Builder/ Contractor to help me build a 1500 sqft home for STR purposes.

They expressed their "wait" time for accepting applications is 4 years from date of discharge.I was considering using lending tree as a means of being guided to lenders that may vary on their "wait time" but wanted to ask here if there is a general wait time for obtaining a HELOC?

,Take his app, if he qualifies and wants it let him move.He might want a better location (for him) a bigger place (plans on getting married), better neighbors, closer to the Bowling Alley, less morning traffic on the way to the freeway, his dream neighborhood--who knows.Then turn his existing unit and put someone it it at market rent--if it will hold market rent with good renter.Pro Tip: On the way out, ask him Why he decided to move.Maybe the new place has a tree that's just right to hang dead deer from while he processes them--who knows (???)

The neighboring duplex has a tree in the backyard that is very old.

No large trees.

I cant imagine doing mcuh with that small of a property.We owned  750 acre tree farm in Oregon. 

If the house is so old that it has ancient pipes that have never been serviced, or massive trees all around the house that could have roots burrowing into them, etc, etc.

Do you have large trees around the house that could be in the way of direct sunlight to dry the wood/soil/etc?
