You forgot beds. 

I have 3 beds 1.5 baths in a bungalow style home on a fairly tight dead-end road.

We closed on a 4 bed 4 bath stilt house in 2022 for 375k, it appraised at 575k. i won't crush someone's dream of being a str investor, if you do your diligence there are still deals to be had and success to be made.We're a buy and hold, not a quick dump or when the market jumps investor.

The decor doesn't need to be expensive, she thrifts a lot of vintage pieces and orders the majority of soft materials and bedding/mattresses from Amazon, but you can feel the difference between a professionally catered home and a less curated space. 

I don't know what you mean by you'd bite, nor why your asking me to humor you but here's one of the deals I'm looking at.2 bed 1 bath single family house for 30K, 8% interest rate means $222 a month to the bank, and HUD pays $590 a month to me.. $368 a month profit. 

The last 6 months of sales date for the exact bed/bath makeup of the subject.  

For example, hairs in the bathroom, bedroom and even on the bed sheets.

I'm currently living in California, which the living cost is extremely high, 3-bed townhome with good schools typically costs $900k, and I can't find anything with positive cash flow.
