Good post - would only add a small tweak on Multifamily DSCR - started as 5-8 but now stretching to 9 or 10 units in some places (i've been surprised how much this matters - see quite a few deals on the nine or ten unit variety that only work with DSCR).

Surprisingly they have all gone up a healthy percentage since I bought.

The appreciaition in the 4 years I've owned has been a big positive surprise. 

However, it's important to remember this trend started in the not too distant past, and for a very long time before that the norm was separate rooms, so it's not surprising that there are actually considerable disadvantages of open floorplans and advantages of more traditional ones.Opening the kitchen to the rest of the house has to be one of the worst aspects of this trend.

Ask questions so there are no surprises later.

I'd be surprised if you could get a project like that going in under a year.

If given it’s own forum I bet you would be surprised to see an uptick in activity.

I'm relatively new to BP, but it seems skewed towards companies of this size, and I wouldn't be surprised to see .I have some good news and some bad news for you:Bad news: There isn't a good way of getting Yardi training outside of working for a company that uses it. 

I'll need to make some renovations like finish my basement so I can make use of that as well and move laundry to a more central and convenient spot so it can be shared.
