Lots of unknowns, but I tend to agree with @Doug Smith given that your town (Perry) is adding population. 

The public tends to believe they are all more or less the same, after all they all passed the same license test, right?

My S8 rents tend to be around what I'd get with a cash paying tenant and I'm happy with that.

Rates tend to be higher than 1-4 units or 10+ units as these units fall in a range where not many lenders can do these deals.

My market is one of the most expensive in the country and I wanted to ask the BP community any advice you have with investing in a market where prices tend to be on the higher side (Ex: most multifamilies are north of 700,000 -1.5 million).

@Carlos Oliva, I tend to agree with Don.  

The bigger the portfolio, the better the average returns tend to be as many of our investors have posted about on another thread.

Same goes for number of LLCs and what to fund them with, since bear in mind that CA tends to be more cumbersome and expensive to have LLCs than other states.California is generally more cumbersome than other states when it comes to taxes and filings.

Its definitely priced higher, but I tend to weed out weak applicants.
