What are the general thoughts in owning a single family or even small multi family and generating income thru VRBO/Airbnb?

Louis style, Cherokee St and the few blocks either side of it have seen a lot of investment, but one of the worst areas is just south of there.

and how do I go about accurately estimating these cost..comps in the area are going 85-90 per sq ft.. non rehabbed (80's to 90's) style houses.so 196 sell for-ishMy question is.

when you get to about 32 units you should be able to hire a Property Management Company paid out of that apartment income and have some positive cash flow.You can get hot areas to do either style by talking to brokers, Governmental agencies, popular appraisers, and

If you are going to develop 3 units, I personally like the townhome style.

Like for instance some markets offer more urban rowhouse style properties whereas other markets offer more suburban freestanding SFRs, etc.

They are town house style apartments with 2bdrooms and 1.5 bath. 

I have been presented with an opportunity to invest in 2 syndications: 1) a 500 unit Garden Style (advertised as Class B) apartment community located in the Peachtree Corners neighborhood (around Hwy 140 and 141) of Norcross Georgia and 2) a 200 unit (what looks to be Class C) apartment community at Hillandale Drive near I-10 in Lithonia, GA 30058.
