I invested in a single family home first seeing as it would be managed well by the HOA long term, its near my sisters other houses (so if I wasn't around she could help) and it was in a good area of town which could generate rental revenue well over the mortgage.To best focus on educating, I would suggest looking into one investing strategy that you think works best for you and give it a shot, find a mentor and be selective when choosing books/podcasts.
