I would loan my sister some non collateralized money or even a close friend(1k or 2k), but a neighbor that I dont really know??

I invested in a single family home first seeing as it would be managed well by the HOA long term, its near my sisters other houses (so if I wasn't around she could help) and it was in a good area of town which could generate rental revenue well over the mortgage.To best focus on educating, I would suggest looking into one investing strategy that you think works best for you and give it a shot, find a mentor and be selective when choosing books/podcasts.

My sister is interested in getting her real estate license so while she is dealing with some issues I told her I would do some research for her and try to present her with a step by step plan.

A few months ago my sister who lives down the street (San Bernardino) sold her 2bed 1bath house, buyer paid 70,000 above asking. the Previous owners had added two bedrooms and a bath unpermitted.

I'll bundle up to 2 sister properties per LLC up to $1M in total asset value. 

And close to Emeryville, the beautiful younger sister to West Oakland's red-headed step-child status (no offense to red-heads!)

My sister-in-law is immigrating from Kazakhstan sometime next year, so we'll have proof from USCIS 😂Don't know if you can get more legit than that!

And now her sister is going to buy a house with me too.
