-Keeping any common areas and the exterior of the building clean as well as cutting the lawn if there is one, here in WI of course, someone has to shovel the sidewalks and stuff whenever we get snow too.

I know it can be hard to deal with it in places where you don't usually get such weather.For the multifamily we hire someone to plow and shovel (with insurance) and have sand/salt buckets at each walkway with a scoop.

My ads always have the rent, utilities the tenants pay, amenities, appliances, schools, security deposit, length of lease, type of heat (gas, electric, oil) central air, fireplaces, garages, off street parking, who cuts the lawn and shovels snow (hint its not me), credit and criminal checks, and neighborhood highlights like busline, and police station in the next block..
