Looking for some opinions....I have forwarded this to my attorney as well so I am just looking for opinions from those experienced in private money transactions, I know that I should consult an attorney.I own land that I am trying to build out a brewery on in NH. 

I have always loved Michigan and am looking to buy a personal property with lots of land over 20 acres that I can visit on weekends.

Sure, you can make your unit extra special through design or amenities but when most of your competition is similar in size/shape, those extra items can only warrant so much of an increase in ADR.

With Waco’s tourism growth thanks to Magnolia Market, how do short-term rentals affect the local RE market?

We certainly have lots of land in Texas but there is no forum category for it on Bigger Pockets. 

This is not legal advice in any way, but I hold my properties (flips, rentals..everything) in Land Trusts and have my LLC be the beneficiary of the trust.

We are cash poor and cannot afford much good land outright, but could seek spec loans if needed. 

Yup, as an industry it is malleable to be shaped the way and for uses to satisfy individual goals, ambitions, and lifestyles.
