It can value exact comps because computers don't understand that if two houses have the same square footage and same bedrooms, but one is completely open concept and the other is not and not updated, there is no comparison.

In addition to running numbers on your own, wouldn't hurt to run numbers on a few others in your neighborhood, especially any sold or recently rented in your building for real world comparisons. 

To really understand if it is a good investment you need an apples to apples comparison.

I think of Va as a relatively fair tenant landlord state (perhaps Landlord friendly If you had to pick one of the two), especially in comparison to the stories you hear about a number of other states (Oregon, Washington, Ca, Ny, etc).
