We are too regulated, to tell the feds we are selling our bank owned property to person/entity "A", when its really going to person/entity "B", without putting the fake buyer that doesn't have the money to purchase the property (The usual reason this scenario comes about) by creating some fantastical wholesale LLC structure so they can get some crumbs, through the ringer with disclosures and warnings about real estate fraud (We love the "This contract may not be assigned without written consent" piece).

@Anthony Sinigaglio he may be able to add you to the deed at which point at least the property would pass to you upon his death without having to go through probate; however, I’m not sure you would be able to do a cash out refinance without his consent.

You could use a quit claim deed after the purchase but there's the issue of the due on sale clause in the mortgage agreement, where the lender can demand full repayment of the loan as a result of sale or transfer of interest without prior written consent.
